  • Prepare description of property;

  • Prepare description of neighborhood and community

  • We have compiled extensive information on Grenada, its parishes, its towns, its communities and neighborhoods. Some we have published, others unpublished. We will find and describe those attributes that make your neighborhood or community help sell your property;

  • Provide advice on preparing property for successful sale (staging)

  • We will use my keen aesthetic eye to advise you on preparing your property for appraisal, listing, and sale.

 It's important to have your home in good showing condition before buyers start going through it. Since your home will be “appraised” by the agent to help determine the listing price or by a professional appraiser for the buyer’s financing company (bank) to decide the terms of the loan, you should consider the condition of your property even before you call me, the agent.  Remember, I will be hoping to take pictures of your property during or soon after my first site visit.  Those pictures will be placed onto internet websites and other marketing materials so you would want your property to look its best.

Here are some steps to take:

  • Touch up interior and exterior paint, as needed;

  • Install new tiles, carpet, or other floor covering if it appears worn or dated;

  • Make sure the front of the property is clean, clear, and spruced up – curb appeal will create a favorable first impression.  If your house is elevated on columns, and visible from the front, clean and clear the visible portion or install wooden lattice or plant barriers to obscure the basement area;

  • Trim bushes and plants as needed, and make sure the lawn is kept mowed and trimmed, and leaves and blown waste are raked out of sight;

  • Keep the interior clean, de-cluttered and odor-free. Eliminate evidence of pets.

  • Minimize personal items such as family photos. Keep kids’ stuff, especially their colorful toys and fabrics, in a single area and as inconspicuous as possible. You want buyers to see themselves living in the home – not you and your family;

  • Consider putting excess furniture and belongings in storage. Now is the time to clean out the garage or basement and sell, give away, or throw away items you don't need anymore;

  •    Consider having a pre-listing inspection performed. Some buyers will be hiring professional inspectors or appraisers; here is your chance to address problems such as damaged structural beams and columns, leaking roofs and plumbing, sagging ceilings, exposed electrical wires, or roach/rodent infestation in advance;

  • Consider engaging a professional stager to give your home the right emotional appeal;

  •  In the case of vacant land, consider keeping the “bush” close to the street trimmed.  Allow for one or two vehicles to park safely.  Trim trees that obscure the main attributes of the land such as primary and secondary views, slope, and the extent of the land.  Clear at least one foot path through the land from boundary to boundary.  Potential buyers like to return to the site over and over to look at the property before the deal closes so maintain these measures to the best of your ability.

If you have connections with financial institutions that are either familiar with your property or have offered to finance a buyer, or otherwise have an interest in financing the purchase of your property, you should let US, your Grenada Real Estate Hunters - Property Hunters Agent know so we can pass it on to potential buyers.

You can sell an antique car in a garage sale, or you can ship it off to a vintage car dealer. Where are you going to get the best price? The dealer, of course, because of the knowledge, expertise, and exposure. When you chose us to sell your Grenada property, we will find all the right places such as local and foreign newspapers, trade magazines, popular websites, social media, and of course, the extensive international Real Estate Sales and Marketing network that are suitable and effective to sell and market your property for sale in Grenada.

We will place a yard sign on your property, subject to your approval. All passers-by in the market and other Grenada real estate agents will see it, know it is for sale, and contact me on behalf of their own clients.  Other marketing strategies I will employ may include distribution of flyers, "Just Listed" notices via mail or email, and networking with other agents and known investors.

Ultimately, the essence of our job is to find you the best buyer for your Grenada Real Estate - land, house or commercial property for sale in Grenada.  We will use all our expertise to attract and retain the best qualified buyer for your property. As the seller, you will need to help us – your Property Hunters Real Estate agent in Grenada.  You have the best chance of selling your property if you work closely with us. We are the experts and can best handle all these details without bias and emotion.

Buyers of land, homes, and commercial property in Grenada are frightened by "for-sale-by-owner" properties and they distrust them. They don't drive up and down streets looking for homes for sale. And they don't have easy access to home values, which Property Hunters Real Estate Sales agents in Grenada can provide.  Many potential buyers may become interested in your home but will go to an agent who will in turn take them to view homes listed by themselves or other agents.  When you list your property with Grenada Real Estate Hunter's - Property Hunters, it increases the odds that the right buyer from any market worldwide will discover it.  I will do my best to make sure that anybody who goes through your Grenada home, land or commercial property will be qualified to purchase it and not a “looky-loo”, or worse, somebody who might be looking at your home for purposes other than buying it.

Property Hunters Grenada Real Estate Sales Agents, will manage the showing process of your Grenada Real Estate: land, house, or commercial property,  so you don't have to.  During the Listing Period, when potential buyers visit your real estate property, either be absent or make yourselves as inconspicuous as possible.  Remember, buyers want to see themselves in the property – not you.  Open blinds, windows, and doors to allow fresh air, natural light and views in.  If possible, have fresh flowers in the entryway.  It makes for a friendly introduction into your home.

If offers are made that don't match your hoped-for price, don't reject them out of hand. Pay attention to advice we will offer to you.

Consider dropping the price if several months go by with few or no offers. But if you and I have priced your property properly from the start – to sell in the existing market, this shouldn't be necessary.

Don't get discouraged. In buyer's markets, homes take longer to sell than during boom times. Your home will eventually sell; it's a matter of your Grenada Property Hunters real estate sales agent finding the right buyer for you.

Buying or selling real estate is very emotional. When buyers and sellers are working directly with each other, they'll often nitpick and try to get the last word in.  Also, bringing legal professionals such as lawyers into the process too early can scare away buyers by complicating the process before they are fully committed or emotionally connected to the purchase.  As your Property Hunters Grenada Real Estate Sales Agent with extensive, well rounded expertise in property transactions, we will serve as a buffer between the buyer, seller, and their representatives and take much of the emotion and unnecessary disputes out of the process. We will work to find those compromises that will get the deal done! My negotiating philosophy – commonality and compromise.

As you can see, while our objective is to sell your Grenada property, there can be many important steps that must happen before you get a successful sale.  Selling your property is not just about exchanging a deed for a cheque. We will remain knowledgeable of all the current and proposed Grenada real estate regulations and staying on top of all the details relevant to the sale of your property. Managing the sale is a tough journey even for seasoned professionals like us.  Are you aware of legal requirements as to what you must disclose? Do you know what escrow is? What about earnest money? Do you know how to write a sales contract? We know the answers to all these questions and know exactly what tasks to perform and at what time to keep the transaction progressing efficiently until closing.  Choose Grenada Property Hunters as your Grenada Real Estate Sales Agents.
